  • Local conversation can be challenging if you're new to Kauai. I highly recommend "Da Kine Dictionary" by Lee A. Tonouchi for a humorous insight into local style Walaau or "talking story". Available at www.borders.com.
  • Check the Surf and Water Safety sites before going into the water!  While some beaches are perfect for family fun, others are extremely hazardous and suited for experienced water people only.  Ask a lifeguard or check Kauai Ocean Report for daily conditions.  When in doubt, don't go out!

Whether buying or selling, it's critical to check on local County ordinances and rulings that could affect your property.  For all my clients, I do in-depth research both in person and online. 

There are many unique zoning issues on Kauai that are different from the mainland, and even other islands.  For instance, the recent ADU ordinance which governs the ability to build a 2nd dwelling on certain agriculture and open zoned properties.  On the side-bar is a summary from a member of our Kauai Board of Realtors who was very involved in working with the County towards a positive solution.  For a complete copy, email me.
